Bank of America HAFA Short Sale process improvements.
Bank of America sent out a letter that states as of Dec 1 2011 they will be making changes to their short sale process that will reduce the time needed to complete the short sale process.
“ When a short sale is submitted with an offer and the homeowner is HAFA eligible, we will no longer halt work on the file while waiting to contact the homeowner. HAFA eligible homeowners are no longer required to call our Short Sale Customer Care to indicate whether they will participate in the program.”
This is a good step forward and can cut weeks off the time currently needed to complete a short sale.
Currently our Temecula short sales with Bank of America are taking about 100 days to get full short sale approval.

I have a HAFA short sale approval from CHASE for my sellers through a special program that the VP at CHASE BANK offers selected homeowners. This program offers the homeowner a $30,000.00 incentive to make a fresh start. Sounds to good to be true, but it is true. Here is the letter.
Real Time Resolutions the Jr lien holder has also been offered an incentive of $6,000.00 to release their lien on this home. You would think that this is a sweat deal for all parties and they would look forward to closing this transaction and move on.
Well the Short Sale Analyst at Real Time Resolutions wants the sellers to give up their CHASE incentive, $30,000.00 and pass it on to them. They will not approve this short sale with the Chase incentive going to the seller. I have pointed out to Real Time Resolutions that this is a HAFA approved short sale and they are being offered the maximum allowed to a Jr lien holder. Also in California the seller is not allowed to contribute any funds to the lender in a short sale ( SB458 ).
Real Time Resolutions countered with and email that they would be forced to close this file or they would now settle for half of the buyers incentive. I again had to point out that the seller can not offer them any funds, it the law. They responded that it is bad business to offer the seller an incentive yet I think it’s bad business to force a home into foreclosure. Their investor would net a minus $0 instead of the $6,000.00 incentive offered to Real Time Resolutions.
I was also told by the short sales analyst at Real Time Resolution that it did not matter to who I escalated this file to I would receive the same answer.
I think the greed at Real Time Resolutions is bad business, why would they want a home to go to foreclosure and not agree to the terms offered by the U.S. Treasury HAFA program.

Temecula Luxury and Estate homes enter the short sale marketplace.
Many owners of luxury and estate homes here in the Temecula Valley have found that their homes are no longer a great investment. The home they purchased 5 to 8 years ago has now lost all its equity and then some.
The short sale process has now become an option to dispose of these underwater estate homes. Most lenders holding notes on luxury homes now understand that not all sellers will have a financial hardship. The loss of market value itself is now being accepted by many banks as a valid reason to short sale a Temecula Luxury home. Earlier this week I vented my frustration with a Bank of America short sale in a post here on ActiveRain.
This is that post.
Today I received a call from Sheri, she said she is with Bank of America Social and had read my blog post and wanted to help.
I listened to what she had to say all the while I am thinking it’s nice to receive a call from BOA but did not think or expect any real help.I thanked her for the call and continued on with my day.
One hour later I received another call from BOA it was a miffed Bank of America negotiator.He was doing a great backpedal as to why he has ignored my many calls and emails to him.This very day today he emailed me three times and reviewed my clients file with a fresh new prospective.The documents I had sent him over a month ago found their way to him as if by magic!
